Nestled on a cliff 60 feet above the ocean is a community of single-family homes on large lots in one of the phases of Puerta Del Mar. The project is in the third and final phase of its development, and currently boasts about 70 homes in total. Each phase is its own separate residential area with its own gate-guarded entrance.

Puerta Del Mar is located at kilometer 54.5. To get there you take the Cuenca Lechera exit off the toll road, turn left and drive about 3 miles along the ocean view free road until you come to phase one with the big Puerta Del Mar sign. This community is approximately 14 years old. The houses are all individually built by the lot owners and all of them are very tastefully done. Most are also quite large, starting at about 2,500 square feet to well over 5,000 square feet. The architectural committee must approve your house and trim colors and there is a published pallet from which an owner may choose. There is no limitation on the size of the home you can build. It strictly depends on your budget. Lot prices begin in the low $60,000’s and top out at over $200,000 depending on the view. Almost all homes have a forever unobstructed view of the ocean and the grounds are embellished with an abundance of palm trees. 

Amenities include a clubhouse and pool with an exquisitely decorated bar area, containing a modern full-sized refrigerator. For the sports-minded, there is also a tennis court, a basketball court, and staircase access to a wide sandy beach. A beach is a terrific place for an invigorating walk as it extends on either side of the property and is about a mile in total length. All these amenities are in the third phase. This also houses the sales office which is advertised as open from 10:00 A.M. To 5:00 P.M. Friday through Sunday. But it was manned during our visit on a Thursday afternoon, so you might be accommodated on days other than the weekend. 

All utilities in Puerta Del Mar are underground in this development. The development also has its own water tanks and unobtrusive sewage treatment system. Security is very good with 24/7 guards at the gates and a roving patrol car. The Home Owners Association’s Board consists of eight owners and they hold their meetings once each quarter. There is a set of Rules and Regulations adopted by the homeowners which are strongly enforced making for a pleasant community in which to reside. Most properties in Baja California are built for you by a developer or are just single isolated lots without amenities. But if you wish to construct your own ocean view paradise in a well-organized community you should certainly make Puerta Del Mar a premium choice on your list.

The beach is sandy all year long unlike some Baja beaches that are rocky most of the time. Access to the beach is reached at Phase One and Two through a staircase along the boardwalk. The beach is very private because there is a natural cove along the north end that makes public access to the beach difficult. On the south side, there’s another cove that encloses access to the beach.
