Does Your Agent Sell Real Estate and Tacos?

You will want to consider that in Mexico, real estate is not heavily regulated and many people claim to be professional real estate agents but most of them are not qualified. Make sure you are being represented by a professional real estate agent that has a brokerage and not someone working out of their car or home.

Working with an established agency that has a physical location, like Baja123.com, will help ensure you are working with a professional brokerage. You would be surprised how many taco vendors also sell real estate on the side. Everyone seems to know someone that has a property for sale. Protect yourself by only working with a professional agent and agency.

Does your Agent Have Experience?

You will need to make sure that the company and the agent that you chose has experience. Two separate agents tasked with the same job can have two vastly different outcomes.

An experienced agent knows the area, inventory, and which properties are sellable and which properties are a complete waste of time.

An inexperienced agent will end up showing you properties that do not meet your needs, have bad title or liens, or for a number of reasons cannot be sold. Resulting in a lot of wasted time and money on your part.

Experienced agents know every inch of the neighborhood or city where you want to purchase and can help you avoid pitfalls and steer you to the property that will best meet your needs and budget.

Does Your Agent Make Verbal or Written Offers?

If you have an agent that makes verbal offers and counteroffers RUN AWAY FROM THEM AS FAST AS YOU CAN!

One of the easiest ways to tell if your agent is weak or inexperienced is if they do not present written offers.

Experienced agents know the power of a written offer and will always present their offers and counteroffers in a written form and most likely with your signature and a check.

They understand the rules of negotiation and a written offer with a check is the first step to negotiating the lowest price possible on your property.

Verbal offers are signs of weakness in agents and verbal agreements most often are broken and changed and guess who loses out…YOU!

The best advice we can offer you is to “Never work with an agent that does not put your offers in writing”.

Does Your Agent Really Know What Your Wants And Needs Are?

One of the most important things to consider is how well you can communicate with the agent that you decide on because it is so important that you work as a team to get your desired results.  Working with an agent that you can talk openly with, can save you tens of thousands of dollars when it comes time to negotiate your transaction in the most favorable way for you. You should expect them to ask you pre-qualification questions so that they will know what you want and what you can afford.

Baja123.com teaches our agents that they have two ears and one mouth and it is important that they listen twice as much as they speak.

Good agents will know the right questions to ask you in order to put the right properties in front of you. If your agent is not asking key qualifying questions you might want to be concerned that their objective is to sell you what they want you to buy and not what you want to buy.
