Puerta Del Mar is a 24 hour/7 days a week gated and guarded community. Each of the three Phases has its own guard gate, as well as guards that patrol the facility. Only residences and their guests are permitted inside the development. Owners must notify the guards if they plan on having guests and all guests are required to register with the guards before entering the development.
C. BEACH ACCESS
The beach is sandy all year long unlike some Baja beaches that are rocky most of the time. Access to the beach is reached at Phase One and Two through a staircase along the boardwalk. The beach is very private because there is a natural cove along the north end that makes public access to the beach difficult. On the south side, there’s another cove that encloses access to the beach.
D. HOMEOWNERS ASSOCIATION COST vs. BENEFIT
The HOA cost varies by unit and is determined by the sq. ft. of the unit. Currently, Puerta Del Mar's HOA is being managed by the developer. We have found that even though the developer is running the HOA and has made it challenging for short term renters, we think that this is an advantage for the owners that live there full time. Short term renters are usually here to party, which can on occasion be disruptive. Puerta Del Mar has done a great job in regards to making sure that they keep a balance between long term and short term renters. We are giving Puerta Del Mar a 5 Star rating because of how well they have done with the grounds, amenities, and security for the cost of the HOA.
