These developments were built starting in 2002 by the Mexican developer, Desarrolladora de Las Californias, S.A. (a.k.a. DECASA), and are known as La Jolla Del Mar and La Jolla Real. DECASA’s newest development will be called “La Jolla Excellence”. It is an extension of these developments and it will be located on the land adjacent to La Jolla Real.
La Jolla Excellence will feature Oceanfront and Ocean View Villas and 5 high rise condominium complexes, which go from 10 to 16 stories high, with units ranging from 2 to 4 bedrooms. The Villas at La Jolla Excellence will feature 2 car garages with electric doors, and the condo towers will have underground parking with easy access to elevators.
Sales are open and prices from $234K -$317K for condos and from $481k - $680k for the villas.

All utilities are underground and the units have city water, sewer, and electricity. The overall design of the project is modern with a boutique feel and both the villas and the condo towers will follow the same design guidelines. The interior finishes will borrow heavily from the “modern style” at La Jolla Real. Some finished units at La Jolla Real will serve as “models” for this project. This info is not accurate as there are no model units for excellence in Real, but there are model units in Excellence.
The homeowners' association fees are based on the square footage of each particular unit the HOA fees range from $188 USD.

The beach area that's in front of La Jolla del Mar and Real is secured by guard posts located on the south, middle and north side along with both developments, and it's lit at night. The second beach is naturally enclosed by a cove on both sides, which makes this beach completely private.
Access to this beach will be located within the common grounds at La Jolla Excellence.
La Jolla Excellence Security
La Jolla Excellence will be a 24 hour/7 day week gated and guarded community. They will have guards at the entrance as well as guards that patrol the facility. Like La Jolla del Mar and Real, only residents and guests will be permitted inside the development. All guests will be required to register with the guards before entering the development. Owners will have to notify the guards if they plan on having guests.
Homeowners Association Cost
The cost of the monthly HOA starts at $188 USD and varies depending on the square footage.
