REAL DEL MAR

Real del Mar is considered by many as Baja California's finest master-planned Oceanview community, offering all underground services and more extensive park and green space than any other community along the coast. Located very conveniently just a few minutes north of Rosarito Beach's new shopping center anchored by Home Depot and Walmart, and just 15-20 minutes south of the border, as well as immediately east of the beachfront communities of San Antonio del Mar and Baja Malibu.

    

Real Del Mar is the home of the only 18 hole championship golf course close to Rosarito Beach. Golfers from all over Baja California and the United States come to enjoy these links which are very hilly, contain numerous lakes and present a fine challenge to those who love the game. Real Del Mar is also a very large community of upscale family homes and condominiums, reached by its own exit from the toll road.

As you enter the community and keep to the right you will be ushered into the commercial area. A very large club house includes an extensive common area with a parquet dance floor. There is a lap pool with jacuzzi, separate locker rooms for men and women, a gym with loads of weight and workout equipment. The clubhouse also contains the Event Planning concierge and Dagnino's Spa, which offers a Swedish massage and facial lasting 100 minutes for only $70.00. This general area is also home to 3 restaurants and a bar, the Hotel Del Mar, its own OXXO convenience store, and of course the Del Mar Golf Course and Clubhouse. It even includes a small chapel.

Entrance into the main residential area is up the hill on the left from the toll road exit. The entire community is on the eastern side of the toll road. Here there is a small college and a very expansive section of condominiums and single family homes. Properties for sale include lots, condominiums, and single family homes. Lot prices are from the low 50's to the low 180's. Condominiums are in the high 180's to the low 200's. And single family homes carry a wide range of prices from as low as the mid 230's to well above $700,000. Many of these homes afford the owner wonderful views of the ocean, to the golf course, to verdant valleys and rising coastal mountains.

All utilities in this area are underground. Security is excellent with a main gate only allowing residents and their registered guests to enter. Residents enjoy a very quiet and very well regarded neighborhood in which to spend their luxury filled hours in the comfort of Mexico and only about 15 miles from the U.S. border into California.

The development's architectural design is mostly spanish-mediterranean with most houses painted white. Depending on the subdivision some houses will have the same design, but the houses can have their individual look if approved by the HOA. The consistency of construction quality is noticeable and the difference in price is mostly due to the size of the lot and the type of view it has.

B. QUALITY OF STREETS AND ROADS

Real del Mar features a well kept paved road throughout. Most streets have been paved but some have restricted access because they have either not opened for sale and/or they have dirt roads. The streets inside the residential areas have dips to prevent high speed driving since the development has its own school and kids may be walking to and from school. The road leading to the residential area is landscaped with palm trees and shrubs which makes it nice to look at.

B. SECURITY

Real Del Mar is a 24 hour 7 day week gated and guarded community. The gate features both guards and video surveillance. Guests have to be registered ahead of time and ID is required in order to access the property or they need to be picked up by the resident at the gate. They also have guards patrolling the area in marked cars and they communicate with each other via radio in case of an emergency.

 

C. BEACH ACCESS

The closest way to the beach from Real del Mar is through San Antonio, which would take about a 3 minute drive south to the San Antonio exit.

 

D. HOME OWNERS ASSOCIATION COST vs. BENEFIT

 

The HOA Includes:
