Just over twenty four miles south of the border lie two residential tower buildings which are directly on the beach, beautifully landscaped and graced with an impressive list of modern amenities. These two towers house the premier residential addresses in the Rosarito Beach area.

These towers were built by the Mexican developer, Desarrolladores de Las Californias, starting in 2007 and are known as La Jolla Del Mar. They are 15 stories high and are composed of three condos per floor for the first fourteen floors and a penthouse occupying the entire fifteenth floor. Each tower has 43 units and in addition there are 10 luxury villas on the grounds. Unit sizes range from 1,147 square feet to 5,000 square feet and all units contain at least 2 full baths and either two or three bedrooms. There are seven different floor plans. Each unit also has a full balcony looking directly out onto the ocean.

Prices are very affordable ranging from the high 100s to the mid 600's. There are no units available for rental from the developers but private owners do rent out their units typically on a long term lease basis. Rental prices in the towers start at $1,000 per month and range up to $2,500 per month.

All utilities are underground and the units have city water, sewer and electricity. Each unit has a dishwasher, disposal, refrigerators with ice and water in the door, and washer/dryer hookups. The homeowners' association fees are based on the square footage of the particular unit. Fees for two bedroom units are about $150.00 per month and three bedroom units about $240.00 per month.

The security for these buildings is excellent. The complex is gated with 24/7 guard control. Only owners and their guests are allowed entry. Owners must register guests or notify the guards that they have guests arriving. All units have covered parking in a two story parking structure.

The list of amenities for the towers is very impressive. It includes 3 kid’s pools and 2 adult pools, an infinity pool and a lap pool. There are 5 jacuzzis and 5 barbeque areas along with a fire pit. There is a tennis court, a basketball court, a steam room, a gym and a gorgeous clubhouse. There is also a pet area, a storage facility and even some jogging trails. All of this is of course located right on an excellent sandy beach which is partially lighted and has a guard post on the south side. The rinse area is located just before you get to the beach. The walkways are nicely laid out and the landscaping is lush and verdant throughout the grounds.

If you like tower living this is a fantastic place to call home in low-cost-of-living Mexico.

B. SECURITY

La Jolla Del Mar is a 24 hour 7 day week gated and guarded community.  They have guards at each entrance as well as guards that patrol the facility.  Only residences and guests are permitted inside the development. All guests are required to register with the guards before entering the development.  Owners must notify the guards if they plan on having guests.

 

C. BEACH ACCESS

NOTES ABOUT THE BEACH: the beach is sandy year round, It is secured by a guard post on the south side and it's partially lit at night. The access is by the lap pool. There is a small gate that remains locked at night, It has a rinse along the stairs and another one just as you come in through the gate.

D. HOME OWNERS ASSOCIATION COST vs. BENEFIT

 

The HOA cost varies by unit and is determined by the sq. ft. of the unit. Currently La Jolla Del Mar's HOA is being managed by the developer. We have found that even though the developer is running the HOA and has made it challenging for short term renters, we think that this is an advantage for the owners that live there full time. Short term renters are usually here to party, which can on occasion be disruptive. La Jolla Del Mar has done a great job in regards to making sure that they keep a balance between long term and short term renters. We are giving La Jolla Del Mar a 5 Star rating because of how well they have done with the grounds, amenities and security for the cost of the HOA.

HOA COST AVERAGE:

Average two bedroom unit is $154 a month
Average three or more bedrooms $240 a month
