What is meant by FSBO?
For Sale By Owner or better known as FSBO is a marketing approach where the owner sells his or her property without the services of a listing agent. Since there is no agent involved, the owner makes a substantial savings from the commission that would have been paid using the traditional method of contracting with a listing agent.

Why the real estate listing agent is not used in a FSBO transaction?
It is because of the savings in the commission which would be paid to the agent. The commission in Mexico ranges from 5%-10%. If the owner is well-informed about the workings of a FSBO transaction, from advertising to closing a deal, an agent is unnecessary. Ninety percent of the services provided by an agent can now be learned and performed by the owner.

Am I legally bound to pay an agent’s commission to the agent who led a buyer to my property?
Yes, there are cases when a buyer is represented by an agent and if you offer an agent's commission the buyer’s agent will be paid from the proceeds when the transaction is finalized.

The first thing you is to understand the process of selling a property under FSBO. You must know the legal documentations required, modes of advertising the property, basis of setting your market price and of course the skills needed to negotiate with the buyer.

What are the advantages of using FSBO?
The main consideration is the savings generated from not paying an agent’s commission. The negotiation is faster and direct between the seller and the buyer. The seller fully controls the sale transaction from advertising to final documentation of the sale.

When do I need to show my property?
You will want to show your property as soon as possible to any pre-qualified buyer. This will require you or someone that you chose to be at the property at the time a buyer wishes to conduct an actual inspection.

What would be the selling price of my property?
Do some research on current selling prices in your neighborhood to determine your selling price. Because you are selling it without a listing agent you can consider pricing your property below the lowest price for a quick sale. This is one of the hardest parts of selling your own property. You have to price it competitively or buyer’s will not chose your property. Here is where you have to make sure you do not let your emotions rule your logic. It does not matter how much you paid or the money you spent to fix it up. The only thing that matters is if you have priced it right or not. The right price will bring you more offers.

We have continuing fees for our listings billed either monthly or every six months depending on the plan you have chosen.
